No idea, but it seems that some of the "landlords" or whatever have NO interest in maintaining their property. A great deal of the commercial places here in Parker have TERRIBLE roadways and parking lots. Like the dirt was just scraped and asphalt put down. And actually FIXING the cracks and potholes? Oh hell no. I'd bet the majority of it here is foreign-owned.

You can't exactly compare commercial to standard residential landlords. It is very common for a stand alone commercial space to be "triple net" leased. This means the tenant is responsible for the upkeep, taxes, etc.
It's less common in multi unit spaces but it still does happen.

Have you seen the price of asphalt? I maintain our lot the best I can, fixing potholes and I will be chip sealing soon. To repave our lot, which is around 25,000 sq ft was quoted over $100k. For a small business, that is too much for us.
While it is deep and scary, I would have a hard time paying rent today.
Bite the bullet (especially with a successful business) and own the property yourself.
If they can give me 6-Years to repay the loan on my truck, maybe they can give you 40 years to repay the loan on a new shop, etc.
