We have 2 bathroom jobs that need to get done before we can sell this place.

Master Bath: just needs a corner shower installed, a bigger vanity and some tile work. Pumbing for the shower too.

Main Bath: total tear out to the studs and replacement.

We'll be looking for bids soon. Anyone do work up here? Cash is king, of course.

why? If you're going to sell it, just price it right and move on. Let the next buyer take the hit. Unless it's needed for safety/functionality, you'll never recover the money you put into the remodel. Just price it a little lower than comparable, let the next buyer spend 50 grand on a bathroom remodel, while you only let it sell for 3 grand less than the next door place. It's a seller market, take advantage. clean it up, new paint, sell. profit

Agreed. Most buyers are doing serious remodeling if not a complete gutting of the home. Sell as is with some concession for bathroom if the rooms are in need of repair, if not sell as is.

IF your home is older than 74? the FHA and VA loans consider any paint to have lead. That might require fresh painting

Well, over the years we have redone everything except the main bath, and it's not a large bathroom. But it is the original thrown together add-on-to-a-summer-cabin bathroom. Crappy. The rest of the hoise is practically new.

But maye you guys are right. I was "assuming" I needed to do this. Maybe not.

Sell that birch as is. The cali couple that just sold their 400k condo and want the mountains and don't care about the bathrooms not match not they have another 50k to change the Floors and add heated towel rods. ( when I get the business fully fully rolling and any of y'all want heated towel Rods immediate 500 rounds of .223 mark up)
