    Default Mineral Rights Experts?

    We just moved about 6 months ago on 4 acres and we managed to get the mineral rights with the property. We currently receive royalties on the rights from an energy company

    Just received a letter from energy attorneys filing on behalf of said energy company that they a applying to Energy Commission that they want to "pool" interests from 2 well bore spacing units.



    To me this seems rather mundane stuff and they are just notifying their right's owners that they are doing this. I just want to make sure I'm not going to get screwed some how.

    Anyone here know anything about this practice of "pooling"? Anyone here an attorney that knows this stuff.. I'd be happy to PM someone the letter.

    I don't know anything about it, but could use the name of a good mineral rights attorney as well. If you find one could you post it

    Pooling sounds like more than 1 oil co will be using the site.

    We used , as did most of the town when we were offered X per year on a lease.

    Pooling is pretty common, especially where there are lots of small land owners with mineral rights. It keeps someone else from "drinking your milkshake" (Or more accurately , it makes sure that when someone drinks your milkshake, they pay you for it.)

    I was going to PM you the name of an oil/gas attorney I went to school with but it looks like she closed her practice in 2013.

    Pooling is when an energy company basically gathers all of the mineral owners together to create one tract of reservoir to develop. The mineral owners still own the minerals and will be paid a royalty on production equal to their share of the total area.

    I figured it wasn't a big deal but wanted to make sure.. It seems like its just streamlining their accounting and allocation of royalties amongst other things.

    Reading through it, it seemed to talk more about people that have no leasing agreement rather then the ones that do.

    Without pooling, your minerals could be sucked out without receiving any royalties.
