    Default Home assessment ?

    Does anyone know if home assessments are made off total sq footage or off of liveable sq footage?

    I thought it was based on finished square footage.

    GLA - gross living area. Not based on things like unfinished basements, garages, etc.; generally has to have HVAC and be connected to the main house.

    I just learned recently after I questioned a home appraisal that any space below grade, even fully finished living space, doesn't count towards the square footage of the home. Our home (my former home) in Idaho was 3208 sq ft. The appraisal listed it at half that and I questioned why. That's when I found out.

    That makes sense. I thought I was actually getting away with something.

    We have 1900 sq. ft. on the main floor, and 1800 finished in the basement (100 sqft of storage). Our tax appraisal has always only been for 1900.

    Thanks for the answers. Time to call the tax guy or gal, they have mine listed at 2940 and only 1640 is heated and above ground.
