    What anyone else would do. Clean the gutters, call your ins company, let them deal with it.

    THEN............... make sure your tenants have renters ins, for a number of reasons. Also do not volunteer you're moving and renting it out. IF anyone (from the ins co) ask after you're gone. They're relatives staying there while you're out of town.

    The house is barely 2 years old... I wonder if I could call it in as a warranty issue? Ya know, Construction defect that the gutters CAUSED the water damage? Otherwise, my insurance deductible is $1000 that I just really can't throw away right now. I'm not sure what insurance or the builder would do to prevent it from happening again anyway.

    Also, the builder in CA fucked things up and we won't be able to move in on the 22nd, as planned. Now we're looking at the 2nd week of a June. Dammit.

    Not really anything to show - Just some streaks running down the interior walls from the ceiling, as far as I can tell. The damage itself is pretty minimal, but I don't want to have to worry about this down the road.

    That's good news. Usually with ice damming there is no actual damage to the roof system (so no leaks when it rains), and if the water is such a small amount that you are just now noticing it, you are more than likely in good shape. Dry wall, in my opinion, is kind of like a light bulb, it's either ruined, or it's fine. With small amounts of water, once it dries up, the wall still maintains its integrity. It sounds like a small amount of water, but the insulation could be soaked and that will hold water. You could call a local mitigation company like ServPro or Rainbow, or someone like that, and ask them to come over with a moisture meter and run it on the walls. That may tell you if the insulation is wet. Take all this with a grain of salt, but at most (keep in mind this is just a some what educated guess) you are looking at removing drywall and insulation for at least one wall, replacing insulation and drywall, texturing (if applicable) and painting the wall. Otherwise, I'd just put a coat of paint over it.

    Same industry, up to Div Mgr with opportunity to grow. Last outfit was dead end, couldn't take it for another 15-20 yrs.

    This gig was new start up, which is my specialty and favorite. Been 8 yrs since last start up, pressure seems greater(maybe just age catching me a little), but opportunity is greater as well.

    Much better company over all. Plus may be able to leverage into opportunity of expansion into a state we would like to retire to.

    Better money will be coming in by end of year, great relief over last several years.
