    I have a similar issue with a 20 year old sprinkler drain valve. Noticed the front lawn was looking a little parched yesterday evening after returning home from dinner, and since I'm not typically up at 0500 when the watering occurs, I ran it through a cycle. Hrrmm, that's about 50% pressure coming out of the first zone in front. Walk around the side of the house and open the fence gate to see a LAKE. Told the wife she finally got her water feature.

    Turns out the old drain valve has a thick rubber washer. Do you think you can find one at any POS big box? hell no. I did find a thick grommet to turn down the OD a bit. Amazing how much water a clay base soil will contain.

    Yeah, that's the flapper. Surprisingly Home Depot had the replacement. $8 to fix a problem that has probably wasted more than that in water over the last month or two it was going on.

    whoa! Time to get your water tested! I've replaced 20 year old flappers that didn't come close to looking like that!

    This flapper could easily be that old, or older. I've never seen something degrade like this before. This was actually sticky and pieces of it stuck to the bag I kept it in.

    Flappers also deteriorate a lot faster if people put those little chlorine pills in the tank for cleaning.
