    [beer] Congratulations, owning a home great.
    I sold real estate for a few years, and the thing to watch is - who are they really working for? I have had realtors representing their buyers tell me “Don’t worry, he is my inspector and he won't find anything ". If you hire somebody -- you do the search, interviewing and hiring, he needs to work for you and not see that the "deal" doesn’t blow up.
    David from First Choice has worked for me several times and I would trust him more than anybody else, but be careful.

    subscribed... my wife and i will be buying a house soon... going tomorrow to get preapproved... such a big purchase, its scary... any tips/pointers?

    I don't know any home inspectors, but if it needs repairs and or paint i've got the hookup on materials.

    Kwal paint 10% over cost.
    And a discount at a supplier for pretty much everything inside.
    oh, and wholesale on GE appliances.

    I know a good interior painter.

    This only lasts until i find a new job and quit this one though.

    If I were buying now, anyplace in Colorado other then where I live now, I'd hold off for a bit too. Since I live 7 minutes from Fort Carson, our area for housing keeps increasing and shouldn't stop until all the Fort Hood soldiers get here in a couple of years. So if someone buys in this area they won't potentially lose some of their homes value in the nest year or so.

    Funny thing is before I bought my house I kept hoping the rumors they might close the base would come true so the houses would be dirt cheap. Now that we own, hope it stays open forever. :P

    seriously, most of my stuff has been in storage since early 03. Some of that stuff has been in boxes since '02. :cry:

    Rent baby
    lots of people who bought rental homes that they can't afford
    rents are coming down, there are lots on the market

    leverage works both ways.

    thanks guys..

    inspection was today.

    spend some money.

    found a MAJOR problem... rejected contract..

    search for new home spooling back up.

    better that I spent the 200+ then the 10-30K it would take to fix the problem!
