    PM me the person you used... my wife and i are looking now, we havne't found a house we like yet, but when it comes time we will need an inspector.

    we are also looking in the south aurora/parker area.

    also what was the problem? and MLS # for the house if possible so i can avoid that one.

    Up in the attic, the duct coming up from the furnace (exhaust) had become disconnected from the duct going through the roof. The exhaust has moisture and heat. The condensation of the moisture got a lot of the roof, truss and nearby wall wet. the heat help mold grow (there was quite a lot of it). This has been going on for quite some time (guess was over 2 years)

    The roof, more than likely would need replaced as well as part of the wall.
    the truss would need either replaced or treated.
    all the insulation would need to be replaced.
    the house would need to be tested to make sure there wasn't any other/more mold in the place.

    the roof is insured by the HOA, HOWEVER, this was not a roof problem, it was a furnace problem. Therefore, the owner would be responsible :!:

    I learned from my last house.. if it has problems... walk away from it!

    I just had an inspection done on the house we are buying too, your description sounds exactly like a house OUR inspector told me about. Mold in the attic, trusses.. Great inspector we used, he was a former City of Aurora Inspector. He's been in the industry for 40 years. He found things I, my Dad, my Real Estate agent didn't find. Nothing major fortunatly.

    You didn't use US inspect did ya? That would be quite a coincidence.

    I don't understand the reasoning for renting. Yes, it IS a down market right now. It IS harder to sell your current house.

    We did. We were the shiniest apple on the lowest branch. Our house was on the market for one month. We replaced doors, all new paint, replaced the front porch, new door hardware. We spent $1500 to fix it up. We cleaned it out, and staged it. It looked like a model when we were done.

    The house we are buying was on the market for a year. We did lower our price $24k, but the seller of our new house lowered their price $85k. I cannot imagine our house losing much more value in the future. It is on 2.6 acres, 3700 square ft. And if it does, so what? We plan to stay in the house probably forever.
    Historically it always goes up eventually.
