Ok, I just saw this post and I don't wish to be long winded, however...

I have been dealing for the last year with a major home warranty company, and my personal opinion on this is DO NOT SPEND ANY OF YOUR OWN MONEY on one of these "warranties". Some people get good results, but again just my own personal opinion from personal experiences, I would never spend my money on one. If you have some other interested party that wishes to spend their monies on one, fine...take the coverage and try to use it if you need to. If and when it works out...great, but don't be surprised at the issues you'll potentially encounter in getting one of these companies to honor a claim. If and when you do purchase a policy or one is purchased for you, get a copy of the policy and READ IT THOROUGHLY AND CAREFULLY...don't rely on what anyone tells you about what is covered. You will save yourself a lot of aggravation by knowing the limits of said coverage. It's all in the fine print and that's what the claims reps will be looking for when you do try to use the coverage. Also, if this is through a realtor, be aware that they are not assisting you in getting a policy, unless you personally know them, out of professionalism. They get a cut from the company for selling the policy. Check out www.ripoffreport.com and you'll be able to form a better opinion for yourself. Also, don't bother trusting what you see on the BBB websites. That's just my two cents.
